Why now
Most listings have no video. That is how you stand out.
Expedia put it to 7,000 travellers: 71% said video had influenced their travel decisions, against 24% for static images. Those same people then open a listing and find eight photos. What kept video off most properties was never doubt that it works. It was $300 to $500 and a slot in someone's calendar.
A property, done for you
Paid once, against $300 to $500 for a shoot. Or about $30 a property if your team makes it instead.
More per budget
A shoot is $300 to $500 each. At $99 the same marketing spend covers at least three times as many properties, which is how all of them get video rather than the flagship few.
From one property
Widescreen, vertical and square, three ad cuts and two cover stills. Every channel, already the right size.
The evidence
Vacasa put it on 90% of their homes. Not the best ten.
In 2021 Vacasa was North America's largest vacation rental manager, with more than 30,000 homes. Nearly 90% of their listings carried a 3D tour. Booking conversion rose almost 12%.
Those were 3D tours, not video. What it shows is that richer media pays, across the whole portfolio rather than the flagship few.
Long-term leasing shows the same shape. Across nearly 200,000 multifamily videos, prospects who watched none signed a lease 10% of the time, and those who watched one were four times as likely to lease.
A rental listing is a product page, and e-commerce settled this long ago. What stopped managers was the cost per property. That is the part that changed.
Read the evidence in fullVacasa figures from Matterport, September 2021, booking conversion measured from September 2019. Multifamily figures from Realync, reported by Grace Hill, February 2026.

Whatever you manage
Every kind of rental you manage
Property management marketing has the same raw material every time: the photos already sitting in the listing. What changes is the cut each property needs.
Short-term and vacation rentals
A property video tour for the direct booking site, a version cut to Vrbo's video spec, and vertical cuts for the channels where guests actually browse.
Long-term rentals
A unit tour for every vacancy instead of only the flagship ones, posted the day the listing goes up rather than a week after a shoot.
Multifamily lease-ups
One building, many assets. Amenities, each floor plan and the neighbourhood, built from the same photo library in an afternoon.
Student and corporate housing
Leasing season and relocation both move fast. Turn a whole block of units around in a week, in the languages your applicants read.
Seasonal refreshes
Summer photos stop selling in December. Time of Day shifts an exterior to sunset or winter light, so the video matches the season a guest is booking.
Winning new owners
Show an owner what their property will look like under your management. A video in the pitch is the clearest proof that their listing gets more than the last manager gave it.
How it works
We make them for you. Or you make them yourself.
Most portfolios send us the photos and take the finished files back the next day. The editor is there for the properties you would rather turn around yourself.

Send the photos. Take the files back.
$99 per property, paid once. Every file is yours to keep.
- Everything back within 24 hours
- A property video tour of about 50 seconds, in widescreen, vertical and square
- Ad cuts at 30, 15 and 6 seconds for Meta, Google and YouTube
- Captions burned in, plus clean copies without them
- Cover stills for thumbnails and listing covers, branded and unbranded
- Real editors, so every property looks the same
- Nothing for your team to learn or schedule

Run the editor in house
$1.50 per image, so about $30 a property (20 images). Less on a volume plan.
- About five minutes a property
- Widescreen, vertical and square, exported by you
- Best for the one property you need today
- 1,200 free credits to start, no card needed
Examples
Made from photos, not from a shoot
Every video below started as a folder of property photos. No camera went back to the property. See more examples
People in the scene
An empty room is hard to picture yourself in
No actors to hire, no shoot to book. It is an edit on the photos you already have, so the room, the view and the finishes are still the ones you sent. From $0.20 an edit, on the properties you pick.
Where the videos go
One property, every channel you publish on
Each property comes back as a set of files, already cut for where it is going. Nothing to re-edit, nothing to resize, and no channel left showing a photo carousel while the others have video.

Vrbo and listing sites
Cut to Vrbo's published spec: MP4 at 1920 x 1080, around 50 seconds, real camera movement, clean audio, no filters. Upload it exactly as it arrives.

Your own booking site
On the property page or the homepage, where a guest watches before enquiring and the booking comes to you without a channel fee.

Instagram, TikTok, Facebook
Vertical and square versions built from the same footage, framed for the feed rather than cropped down to it.

Paid ads
Three ad cuts that run on Meta and Google as they are, so a campaign never waits on another edit.
Questions
What property managers ask first
Do we need new photography?
No. Everything is built from the photos already on the listing. A property video tour uses up to 20 of them, and older sets work as long as they still show the property as it is today.
Can our own team make the videos?
Yes. The tool our editors use is open to you: upload the photos, pick the camera moves, add music, captions or a voice-over, and export three formats in about five minutes. New accounts get 1,200 free credits, enough for a video from 8 photos, and volume plans bring the cost per image down to $1.00.
Does it connect to our property management system?
A Streamline integration is coming. It will pull photos from the listing and have the videos waiting for you, and nothing goes live until someone on your side has watched it and approved it. Until it is live, you share the photos with us or upload them yourself. If you run a different system, tell us which one, since that decides what we connect next.
What happens when a property changes?
Renovations, new photos and seasonal versions all get a new cut. The platform includes one re-cut per property per year, and extra ones are priced per property.
What do I tell owners?
Show them instead. Managers use these two ways with owners: as visible proof of the marketing in the monthly update, and as the leave-behind when pitching a property they do not manage yet. Every file comes branded to you, with an unbranded copy if an owner wants one for their own use.
Do we have to sign up for a plan?
No. Videos are $99 a property, paid once, and you can order as many or as few as you like. The yearly platform plan is separate: it adds a fresh cut for every property each year and the PMS connection once it lands.
Will the video make a property look like something it isn't?
No. A standard video animates the photos you send, so the layout, the view and the finishes stay whatever the camera saw. Anything that alters a photo is a separate edit you choose property by property: people in the scene, virtual staging, a different time of day, each from $0.20. An AI label can go on any done-for-you order, free.
Put a video on every unit
Bring your unit count and the kind of properties you run. We will turn one of them around so you can see the result before you decide anything.
$99 a property, paid once and with no subscription. Or do it yourself from $1.00 an image.
